The Chapel and Luther House are in an R-2 Zone (Residential Class 2). Ironically, alomst no building in our zoned neighborhood fits into the R-2 definition. I checked with city, and the thought there was that there was little benefit and several diseconomies to rezoing.

A church is already a conditional use in an R-2. The Luther House is also under conditional use.

Restrictions for the property are as follows.
  • Front = 10' to 20'
  • Side = 7'6" (because we are a corner lot)
  • Coverage of property may not exceed 50'
  • Height of structure may not exceed 35'
Each of these can be addressed through a waiver through the board of zoning appeals. we went through the same process when we got the conditional use for the Old Parsonage (Luther House). Given that the neighboorhood does not have the character of an R-2 and the only property owners within the required notification radius are WVU, Pi Beta Phi, and St. John's UNiversity Parish, I anticipate little difficulty.
